Juanita is a beautiful waterfront community which became part of the city of Kirkland in 1967. Kirkland is located in King County of which Seattle is the county seat. Situated on serene Juanita Bay, the area in and around Juanita was originally home to the Duwamish tribe of Native Americans. The tribe occupied the area at the mouth of Juanita Creek, known today as Juanita Beach Park. The community became known as Hubbard in the 1890’s, named after early settler Martin Hubbard. A dock was built, and a post office and mill were established. Forests were cleared and dairy and agricultural farms took their place. In the 1920’s the area became a resort destination for Seattleites. The area became know as Juanita, although the reason for the change from Hubbard is uncertain. Areas along the beachfront continued to develop, and the housing boom began in earnest in the 1950’s. Upon annexation, the “Juanita Neighborhood” was defined as a square with NE 145th Street to the north, NE 132nd Street to the south,100th Avenue NE to the west, and I-405 to the east. Interstate 405, the main north/south artery in the area, allows travel to Seattle in about 25 minutes by car.
Juanita is home to beautiful parks: Juanita Bay Park, Heronfield Wetlands, Edith Moulton Park, Windsor Vista and Juanita Woodlands. One of the most popular attractions in the area is Juanita Beach Park with its gorgeous circular pier, trails for biking and hiking, sandy beachfront play areas, and playgrounds. Kayak and paddle board rentals are available. Juanita Beach Park is a gathering place for locals with a family friendly atmosphere. Areavibes.com gives Juanita a rating of 79, which makes it “extremely livable” due in large part to its A+ rating in the categories of amenities and low crime. Children in this neighborhood are served by the Lake Washington
school district which received a rating of 8 out of a possible 10 points by Greatschools.org.
The average price for a home in the Juanita neighborhood is about $500,000. Currently, homes for sale range in price from around $219,900 for a 2 bedroom, 1 bathroom condominium to approximately $1.8 million for a 4 bedroom, 2 bathroom single family home. Many of the older homes in the area have been updated and remodeled to appeal to current buyers. Newer construction is also available. Styles currently available in the Juanita neighborhood include ranch, traditional, colonial, modern and contemporary.
